AI Analysis Disclaimer
Last updated: April 2026
Important: Planeer provides AI-generated planning intelligence, not professional planning advice. All analysis outputs are produced by automated systems and must not be relied upon as a substitute for advice from a qualified chartered planner or solicitor.
1. Nature of the Service
Planeer is a technology platform that analyses publicly available planning policy documents, planning application data, and related information to generate automated assessments of planning potential for properties in Jersey, Channel Islands and other jurisdictions where the service operates.
The analysis, reports, planning option rankings, approval probability scores, and application documents generated by Planeer are produced by artificial intelligence systems. They are informational tools only and do not constitute professional planning advice, legal advice, architectural advice, or any other form of regulated professional service.
2. Not a Substitute for Professional Advice
Planning decisions involve complex judgements that depend on material considerations, site-specific circumstances, policy interpretation, officer discretion, and procedural factors that automated analysis cannot fully replicate. You should always consult a qualified professional before:
- –Submitting a planning application to the Jersey Infrastructure, Housing and Environment Department or any other planning authority
- –Making any significant financial commitment based on assumed planning consent
- –Entering into contracts for the purchase, development, or financing of land or property
- –Commencing any development works
- –Relying on a specific interpretation of planning policy for commercial purposes
We strongly recommend engaging a chartered planner (MRTPI) and, where legal issues arise, a qualified solicitor experienced in planning law.
3. Accuracy and Limitations
While Planeer endeavours to ground all analysis in the current Jersey Island Plan, supplementary planning guidance, and real planning decision data, the following limitations apply:
- –Data currency: Planning policy and precedent data may not reflect the most recent policy changes, ministerial directions, or appeal decisions.
- –AI model limitations: AI systems can misinterpret policy, overlook relevant constraints, or generate plausible but inaccurate assessments. Outputs should be reviewed critically.
- –Probability scores: Approval probability estimates are statistical indicators based on historical precedent patterns. They do not guarantee any particular planning outcome and should not be relied upon as predictions.
- –Site-specific factors: The analysis cannot account for all site-specific constraints including ecological surveys, archaeological assessments, structural surveys, flood risk assessments, or utility constraints that a full planning submission may require.
- –Application documents: Draft application documents, planning statements, and design statements produced by Planeer require review and amendment by the applicant and, ideally, a qualified professional before submission.
4. No Liability
To the fullest extent permitted by applicable law, Planeer (including its directors, employees, contractors, and affiliates) accepts no liability for:
- –Any planning application refusal or adverse planning decision
- –Any financial loss arising from reliance on Planeer's analysis or outputs
- –Any loss arising from a planning application being submitted in an incomplete, inaccurate, or non-compliant form
- –Any consequential, indirect, or special losses of any kind
Our liability to you in connection with the service, howsoever arising, shall not exceed the fees paid by you to Planeer in the three months preceding the relevant event.
5. Regulatory Status
Planeer is not a regulated planning consultancy and is not a member of the Royal Town Planning Institute (RTPI). The service does not hold professional indemnity insurance in respect of planning advice. Use of this service does not constitute a professional-client relationship with any chartered planner.
6. Governing Law
This disclaimer is governed by the laws of Jersey, Channel Islands. Any disputes arising in connection with it shall be subject to the exclusive jurisdiction of the Royal Court of Jersey.
